Bed and Breakfast or small hotel or holiday let for sale - ideal as income or as second income, move away from the rat race and live a more relaxed style. With excellent views over Derbyshire towards the Peak District and a castle viewable from all of the rooms at the front of the house (the picture above a the actual view from the property), Cliff House offers the ideal opportunity for someone to earn an income and start to lead a better and more rewarding life.

Cliff House can be used in a number of ways and is also adaptable with these areas:

As a Bed & Breakfast - Bolsover is setting itself up to be a tourist town, with a variety of attractions (see below) in the area/district the property prices are set to increase due to this, a new motorway junction and a retail park, the main competition we have is fully booked due to corporate clients and are turning business away. Bolsover is currently building a retail park and workers are currently looking for accommodation and J29a is nearing completion which will make the area even more accessible (J29 is only a 5 miles away, the new one will be 2.5 miles).

Wheelchair access: Also, talking of access, whilst the house sits in a raised position, the house is currently accessible from the rear with a wheelchair and apart from 2 steps, which could soon be adapted, can also be accessed from the front. The main stairs are fairly wide and will easily incorporate a Stanah stair lift (it has one in the past, so we know it will go in, plus the stairs are straight, so no akward bends). There is also a downstairs toilet and showerroom

As a Holiday Let - Cliff House is adaptable as a self catering holiday let for walking, cycling parties or family reunions with plenty of space in and out of the house.

Attractions:
Bolsover Castle, a 13th century settlement, nearby Cresswell Crags, Hardwick Hall, Peak District (attractions - there too numerous to mention but include: Buxton, Dove Dale, Ashbourne, Blue John Mines at Castleton, a lifetimes walking to discover, Mam Tor, Five Ladies). Nottingham Forest, Edwinstowe (where Robin Hood was married, Edwinstowe is closer to Bolsover by a long way than it is to Nottingham itself), Clumber Park, Thorsby Park, Welbeck Abbey and Park, walking and cycling - flat or hilly, the list goes on and on, then only a short distance in the car you have major cities such as Sheffield, Nottingham, or further afield, Leeds, York - all good for shopping or just a day out. Within an hours drive there is Tamworth Ski Dome or Ski Extreme near Leeds, further afield there is the South Yorkshire or Lincolnshire coastline, another great day out.

House features:
5 double bedrooms (pictures), although this can easily be extended to 7/8 doubles by using a couple of the reception rooms (floorplan and room measurements), 2 bathrooms - both with showers, plus an on-suite and a further shower room and toilet downstairs.
Part of the house can be separated off so that you have somewhere to live, this has the added benefit that you can rent the bulk of the house out as a self catering holiday let and but still be on hand (or the ideal time to go on holiday yourself, you could even do both B&B and self catering depending on the season and the requirement.

Rest of the house:
Kitchen, with natural slate flooring and under floor heating, double enamelled Belfast sink, granite worktops.
4 reception rooms - Lounge, Dining room, reading room/study Gym/games room, large utility room (doubles up as a separate kitchen if you rent the rest of the house out).
Cloakroom (with large 5 shelf shoe rack and 12 coat hooks). Downstairs toilet and shower room, boiler room/workshop.
If needed there is the attic which could be converted for extra living accommodation.

The house has a full fire alarm system with sensors in all rooms (and the attics of which there are 3, plus the attic is partitioned for extra safety) and there are 5 break points (little box to set fire alarm off with). 5 fire extinguishers and emergency lighting in all rooms (the house used to be a nursing home so you can imagine the regulations needed to be met there). So, in a nutshell, we are fully fire/emergency compatible.

Sitting in approx half an acre of land, with excellent views across Derbyshire and access to both the motorway (M1) max 5 minutes drive and national rail network accessible from the market town of Chesterfield.
From the pictures you can see that it has a good view of Bolsover castle. Cliff House sits on a corner plot with easy to maintain gardens - the garden has over 20,000 snowdrops - an impressive display, 15,000 Bluebells, equally impressive, 800 daffodils and a variety of other shrubs, bushes, bulbs and trees (over 40 trees).

The castle is quite active with events, the most spectacular being the firework display at the end of October - a very professional display, with over 5,000 people coming to watch, but they also have food fares, Jousting, displays, etc, as well as the annual lantern parade, whereby most of the town turns out to walk the streets with hundreds of lanterns - getting very adventurous - pigs, dragons, mice, castles, jesters, whatever you want to make (it's easier than you think and good fun).

Sunsets and Bolsover - both are unique, due to the proximity of Bolsover to the Peak District, we get excellent sunsets, what you often find is that a cloud base during winter rises over the peak district and then with the sun setting behind this it makes for a very photographic setting.

For B&B you can charge from £45 upwards per night
as a holiday let £1,200 per week for the property in peak season and Christmas/New Year or £700 per week low season (or infill with B&B) - the choice is yours to suit your lifestyle the key is, you are in control.

As well as the local attractions, we are well placed for family reunions - i.e. families coming down from the north to meet up with family from the south, also, the Germans and Japanese are mad about Robin Hood, so with a bit of marketing, there is additional potential there.

Energy: We have a dual electric meter, so can make use of the night-time electric rate (washing machine, dishwasher, battery chargers, etc all go on at night as it is about 1/3rd of rate).
The attics are lagged above the minimum regulations and we have a gas condensing boiler which is still under waranty.
