from the pictures you can see that it has a good view of Bolsover castle, the picture has been taken from the bedroom window, but all rooms at the front of the house have a view of the castle. The castle is quite active with events, the most spectacular being the firework display at the end of October - a very professional display, with over 5,000 people coming to watch.

It has previously been a Doctors surgery and could be again, it has also been a 10 bedroom carehome or could lend itself to most ventures: an alternative healing centre, a company head office or solicitors practice (plenty of off road parking), so you can understand that the house is very adaptable.
As a Bed & Breakfast - Bolsover is setting itself up to be a tourist town, with a variety of attractions (see below) in the area/district the property prices are set to increase due to this, a new motorway junction and a retail park, the main competition we have is fully booked due to corporate clients and are turning business away. Bolsover is currently building a retail park and workers are currently looking for accommodation and J29a is now open which will make the area even more accessible (J29 is only a 5 miles away, the new one is 2.5 miles), this therefore leaves someone with a very nice property with loads of potential to adapt the house specifically to their needs and make a living away from the rat race, plus no competition, also, Bolsover is to get it's own motorway junction - 29a which is only five minutes drive - max.

Sunsets and Bolsover - both are unique, due to the proximity of Bolsover to the Peak District, we get excellent sunsets. The nearby Peak District can be a bit like the Lake District - wet and due to the moisture over the peak district which is just 6 miles away, the clouds sit there with the sun setting behind them, ideal if you like a beautiful sunset. In fact Bolsover seems to have it's own micro climate, many a time you can look across the valley and see the clouds in the distance and that's exactly where they stay, so we enjoy the good weather.

House efficiency, The attics have recently been lagged well above the minimum requirements, as have the central heating pipes throughout the house with a condensing gas boiler fitted. Night time electric is installed so you can do your washing at night-time and make use of cheap rate electricity.
Attic storage space with possible conversion to increase the house size if needed, would probably add another 4 bedrooms. We are South facing so the roof would be ideal for solar panels.

The garden requires only a small amount of maintenance especially considering it's size and houses much wildlife, a hedgehog, lots of butterflies, birds - two collar doves, two pigeons, great tits, robins, etc, plus many other visitors, bearded tit, blue tits, wrens, pied wagtails, greenfinches, pheasants, etc.
